These Terms apply when you use thedealmaker.ai, create a Network account or use our AI chat and phone assistants (together, the "Services"). TheDealMaker.ai is operated by InvestorLoan.ai and/or its affiliates, including TheDealMaker.ai Network ("we", "us"). By creating an account, ticking the terms box at sign-up or using the Services, you agree to these Terms and to our Privacy Policy.

1. Who can use the Services

You must be at least 18 and able to enter a binding agreement. The Services are for real estate investors and professionals acting for business purposes. Consumer loans, and any loan secured by a property the borrower or a family member lives in or plans to live in, are not eligible for referral or brokering through the platform.

2. What TheDealMaker.ai does

TheDealMaker.ai is a technology and referral platform that connects dealmakers, operators and capital partners. Loans are funded by independent third-party capital partners, who make every credit decision and set all rates, terms and approvals. Nothing on this site is a loan commitment or an offer to lend.

3. Your account

Keep your sign-in details private. You are responsible for what happens under your account. The information you give us must be accurate and kept up to date. One account works across our affiliated sites.

4. Referrals and the partner program

Joining the Network is free. If you take part as a referral partner, the Referral Program Terms you confirm inside your account also apply, and they control if they conflict with these Terms. Only refer people who know you are passing on their details. You are responsible for holding any license, registration or bond your activity needs, and for following the federal, state and local laws that apply to you.

If someone referred you, they can see your account status on their partner dashboard: your name, plan, payment status, renewal date, when you last logged in and how active you are. They never see your card details, your messages with our team or deal details you have not shared.

5. Paid programs

• The price and billing terms of a paid program are the ones shown on its offer page and at checkout when you buy.
• A monthly subscription renews each month until you cancel.
• To cancel, call or text the number at the foot of this page and our team will cancel it for you. Cancel before your next renewal date and you are not billed again.
• Refunds and guarantees are only those stated in the offer you bought.

6. Fees we may earn

We may be paid by capital partners, title companies and other providers when you or the people you refer use their services.

7. AI assistants

Our AI chat and phone assistants give general information and estimates. Their answers can be wrong or incomplete, and they do not quote binding rates or terms. Terms are confirmed by our team and by the capital partner.

8. Acceptable use

Do not break the law, submit false information or another person's information without their knowledge, copy, scrape or resell the Services, upload malicious code, or interfere with how the Services run.

9. Communications

We may contact you by email, phone and text as described in our Privacy Policy. Reply STOP to any text to stop receiving texts.

10. Our content and yours

The Services, and the content, software and brands in them, belong to us or to our licensors. You may use them for your own business while you follow these Terms. You keep ownership of what you submit, and you allow us to use it to run the Services.

11. Third parties

The Services rely on and link to third parties, including capital partners, title agencies and payment processors. We are not responsible for their products, decisions or conduct.

12. No warranties

The Services are provided "as is" and "as available", without warranties of any kind. We do not guarantee any loan approval, funding, deal, income or result.

13. Limit of liability

To the fullest extent the law allows, we are not liable for indirect, incidental or consequential losses or for lost profits. Our total liability to you is limited to the amount you paid us in the 12 months before the claim, or $100 if that is greater.

14. Your responsibility to us

You will defend us and cover our losses from any claim that arises from your use of the Services, your deals and referrals, or your breach of these Terms.

15. Ending or suspending an account

We may suspend or close your account if you break these Terms or misuse the Services. The sections that by their nature should continue after that will continue.

16. Changes to these Terms

If we change these Terms, we will post the new version here with a new date at the top. Using the Services after that date means you accept the new version.
